Applicant Screening Policies
  

 

  • We offer application forms to everyone who inquires about rentals.
  • We review completed application in the order in which they are received.
  • We may require up to five business days to verify information on the application.
  • If we are unable to verify information on an application, the application may be denied.  

Application Screening Process

Complele Application
  • One application for each person not related by blood or marriage.
  • If a line isn’t filled in (or the omission isn't explained satisfactorily), we will return it to you or deny the application.
  • We will not review incomplete applications.
  • We will accept the first qualified applicant. Denied applicants will be informed by mail or phone.
Prior Rental History
  • We require a minimum of two years rental history. If you are related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least one previous landlord, we may require a qualified co-signed on your rental agreement.
  • It is your responsibility to provide us with the information necessary to allow us to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history.
  • We may do a “drive by” inspection of your current address.

Sufficient Income / Resources

  • Gross household income must be at least three times the monthly rent amount.
  • Income must be verifiable through pay stubs, employer contact, or tax records.
  • All other income, including self employment, must be verifiable through bank statements or tax records.
  • Verifiable employment of at least one year with the same employer.
Credit / Criminal / Public Records Check
  • A credit check and/or a criminal/public records check may be preformed.
  • Negative reports may result in denial of application.

Section 8 Information Access. Section 8 applicants must sign a consent form allowing the Housing Authority to verify information from your file regarding your rental history.

YOUR APPLICATION MAY BE DENIED IF:

  • You misrepresent any information on your application. If misrepresentations are found after a rental agreement is signed, your rental agreement may be terminated.

  • Any applicant in procession of a Guard/aggressive breed of animal or those less than one year of age may be denied.

  • In the last five years you have been convicted of the manufacture or distribution of a controlled substance. You have a conviction for any type of crime that would be considered a threat to real property or to other resident’s peaceful enjoyment of the property.

  • Your credit check shows any accounts that are not current. Records showing payments past 60 days are not acceptable.

  • In the last five years you have had a FED ( court ordered eviction) or any unpaid utility collections.

  • You have filed a bankruptcy within the last two years. If you have any unpaid collections we may require a qualified co-signer.

  • Previous landlords report significant complaint levels of noncompliance activity. (For example: Late rent payments, Failure to give proper notice when vacating; Excessive damage beyond normal wear; Repeat noise disturbance, etc.)  


Rental Agreement

If you are accepted, you will be required to sign a rental agreement in which you will agree to abide by the rules of the rental agreement. A complete copy of our rental agreement is available for anyone who would like to review it.

Please read your rental agreement carefully, as we take each provision of the agreement quite seriously. Our intention in providing such an agreement is to assure that our tenants are given the best housing we can provide.
